氣溫直驟降,房市買氣也不例外!根據最新國產房地產指數,今年Q3全國及主要都會區新案30天銷售率只有11.6%,相較去年高點,僅剩68%,其中,桃園、新竹、高雄跌得特別兇,剩約45%~53%不等,新案買氣直接腰斬萎縮。

元宏不動產加值服務平台創辦人周昆立接受《三立新聞網專訪》表示,目前房市壟罩在通膨、土建融緊縮、升息、股市震盪、打炒房、兩岸緊張、選舉將至等,七大陰影下,買氣大幅萎縮純屬正常,估計新建案房價欲漲不易。

新建案開張的第一個月,相較去年高點,買氣急縮最嚴重的三縣市,高雄僅剩45%、桃園剩47%、新竹剩53%,而與高雄同樣搭乘台積電話題的台南,買氣縮減速度排名第四緊追在後,僅剩62%。
周昆立指出,「我們可以觀察到三個主要因素,一、房價漲太快,二、利多尚待落實,三、重劃區案量大但機能尚未成熟。」
一、房價漲太快
高雄、桃園、新竹房價已經瘋漲三年,根據好時價資料可發現,受到航空城開發、台商回流投資、科技大廠設廠等利多加持,桃園、新竹及高雄這三個地區近三年房價至今分別飆漲了31%、53%及36%,漲勢相當驚人。
目前桃園及高雄新屋房價動輒喊到每坪40~60萬,新竹喊上7字頭,房價與雙北房價差距明顯縮小,過去房價低基期的優勢已逐漸不在,如今房市買氣萎縮,不僅自住客觀望,投資客也縮手,新案銷售率當然也就上不去。
二、利多尚待落實
近年台灣房市到處「瘋建設」或「聞積起舞」,導致房價狂漲,不過,這些建設或科技大廠設廠利多帶動實質區域發展的仍需要不少時間,而且,許多投資設廠資訊都可能只是消息面,風險性不小。這些只靠題材就漲的縣市,房價多數已反映未來。在目前房市熱錢撤出下,利多卻仍待落實,新案房價很難繼續拱向上,各路買盤自然縮手。
三、重劃區案量大但機能尚未成熟
近幾年建商在各縣市重劃區大量推案來滿足民眾的購屋需求,但很多新興重劃區機能都尚未成熟,甚至有的還位於蛋白區、蛋殼區。目前因升息、股市下跌導致買盤縮手需求減少的狀況下,這些供給量大的重劃區新案自然去化面臨困境。

周昆立還指出,截至2021年Q4,全國新建餘屋物量69721宅,是8年前34223宅的1倍以上,目前建商餘屋量仍在歷史高檔區,未來一旦新案再賣不好,加上餘屋的高庫存量,一旦這波房市量縮時間拉長到半年以上,建商為求順銷、出清餘屋,心態軟化情形會較中古屋屋主更為明顯,將可能引爆一波降價出清潮。
他建議,消費者若想買到降價房可做兩件事,一、關注線上銷售餘屋;二、留意建物完工多年,卻仍登記於建商名下尚未移轉的建物,這樣的房子因成屋多年都還沒銷售掉,甚至還可能比線上銷售的案子更有議價空間、建商也更有出清意願,大家可以多加留心。
