大繼承潮1/生不如死引爆等房族冒出 每年7.8萬棟房屋流向下一代 鏡週刊
台灣正以驚人速度走向超高齡社會,「生不如死」的人口負成長巨浪襲來,催生史上房市規模最大的財富傳承潮。據內政部統計,2025年新生兒數僅10萬7,812人,創歷史新低,但死亡人數卻高達20萬268人,等於是1年少了超過9萬人,隨著戰後嬰兒潮世代逐漸凋零,房地產開始移轉給下一代,也讓全台房產繼承移轉棟數衝上78,324棟歷史新高,「大繼承潮」正式來臨。
房市交易急凍,但「等房族」卻越來越多。受到打房政策及房貸緊縮的拖累,房市買氣陷入9年新低的冰凍期,然而,「繼承移轉」卻衝上新高,因為台灣正進入「生不如死」的人口負成長年代。 這波老化海嘯,掀起房市變化,2025年全台繼承移轉棟數達78,324棟,相較於買賣移轉棟數創9年新低的淒慘市況,繼承市場卻是頻創新高,尤其是台北市繼承移轉棟數年增幅達6.6%,高居六都之冠。

住商機構企劃研究室執行總監徐佳馨觀察,「戰後嬰兒潮」的這群長輩,在台灣經濟起飛的1980至1990年代買房成家,如今年事已高,龐大的房產資產正面臨財富傳承期,而雙北房價居高不下,年輕人購屋痛苦指數爆表,使得「等房」逐漸成為取得房產的主流管道之一。

雙北市成為繼承移轉重鎮,主因是區域房價高昂,年長的屋主,持有房產數十年來已有明顯增值,對於資產配置更加精打細算。

房地產留給子女,應該生前給(贈與)?還是死後給(繼承)?
財富傳承專家R姐廖嘉紅分析,生前贈與要繳贈與稅、一般稅率的土增稅;而繼承的遺產稅享有1,333萬免稅額,且免徵土增稅等優惠,因此採取「繼承移轉」是長輩處理房產的首選。
