房貸金融業者房地美(Freddie Mac)29日公布數據，本周全美長期房貸平均利率連續第六周上升，創房地產市場崩盤引發大衰退15年來最高紀錄。
根據房地美報告，上周最具指標的30年期平均房貸利率攀升至6.7%、高於前一周的6.29%，更是去年同期3.01%的二倍多；重新貸款者最常使用的15年期固定房貸平均利率則由5.44%躍升至5.96%。
房貸利率2022年迅速倍增後，可能讓更多想買房的人退場；去年潛在買房者看到的房貸利率遠低於3%，今非昔比。
房地美指出，以一般的房貸金額推估，過去一年中鎖定每周利率範圍上限的借款人將比鎖定下限的人多支付數百元。
聯準會上周再次為遏制通膨而大幅升息，那是今年第五度升息、而且連續第三次上調0.75個百分點。
聯準會頻頻升息對房地產市場的影響最明顯。借貸成本增加讓更多人買不起房子，導致成屋銷售連續七個月衰退。

聯準會升息將提高房貸和汽車或商業貸款成本，消費者和企業可能因此減少借貸和支出、進而讓經濟降溫並減緩通貨膨脹。
房貸利率未必完全反映聯準會升息，但往往與十年期美國國債收益率亦步亦趨，國債受諸多因素影響，包括投資者的通膨預期和全球對美國國債的需求。
