戴德梁行總經理顏炳立2023年1月5日記者會針對2023年房市提出「狡兔追月」預測，他進一步解釋說道：「房價跌、量緩跌、買氣跌，3個字，跌跌跌！」2023年建商、投資客們的資金派對結束了，難再向銀行借錢，體質不佳的建商或投資客會面對「金流斷」的窘境，而通膨也會影響房市買氣，房地產明確的進入買方市場，走空下修態勢不變，價格易跌難漲！他表示，「價跌10％才會見量，看看誰會看出第一槍」！

2022年連續升息等利空匯聚，下半年房市買氣急縮，市場上很多金流將會出問題！2023年Q1房市緩跌，用一首歌名來形容就是「黯淡的月」，整體市況發展將是「等待滿盤、量縮價緩跌」。在經濟衰退、政策利空之下，金流切斷、物價上漲，又有通膨問題，他認為，口袋不深的建商或投資客要小心資金斷鏈的衍生的問題。
 
顏炳立說:「2023年六都商、住、工、土地，量價及買氣都會收斂，無論那種土地想要放量，都需要修正價格，店面租金將呈現緩跌，價再降但買盤仍不追，預估至少要跌20％，成交量才會回來；商旅部分，郊區土地再利用趨勢不變，但至少要價跌10％才會有量。」2022年第4季台灣房市量價、買氣都說再見了。2023年房市量價、買氣皆會收斂，而Q2~Q4房價則漸呈現「鬆、動、跌」的局面。
 
至於近年超火熱的工業土地，顏炳立說，2023年工業土地已到底，物統倉儲、儲能需求仍強勁，但市場並不會追價。而在豪宅市場方面，他認為，豪宅是有錢人的收藏品，抗通膨吸引資金避險，但無論是量價、買氣都受平均地權修例影響皆會收斂，價格不會再創新高。
